Transformasi Digital Pengelolaan Properti Sebagai Strategi Penguatan Human Capital Dan Keberlanjutan Organisasi: Studi Kasus Apartemen BRANZ Mega Kuningan
Abstract
Abstract: Hunian apartemen saat ini menghadapi peningkatan permintaan akan efisiensi, transparansi, dan responsivitas dalam operasionalnya. Dalam penelitian ini mengusulkan rancangan dan implementasi Property Mangement Information System (PMIS) yang disesuaikan untuk kebutuhan operasional apartement. Fokus utama penelitian adalah menganalisis dampak PMIS terhadap pengelolaan pemeliharaan fasilitas, keamanan, pengelolaan keluhan penghuni, dan alokasi sumber daya. Metode yang digunakan dalam penelitian ini kualitatif deskriptif dengan teknik pengumpulan data melalui studi literatur, dokumentasi, dan analisis SWOT PMIS di apartemen tersebut. Analisis SWOT dilakukan untuk mengidentifikasi kekuatan, kelemahan, peluang, dan ancaman dalam pengelolaan efisiensi operasional, dengan peningkatan dalam kecepatan respons pemeliharaan, pengurangan downtime fasilitas, dan peningkatan kepuasan penghuni. Namun, terdapat tantangan dalam hal integrasi sistem dan kebutuhan pelatihan lanjutan bagi staf. Penelitian ini menyarankan perlunya evaluasi berkala dan peningkatan kapasitas pengguna untuk mengoptimalkan manfaat PMIS.
